Land for Sale in Bastrop County, TX: Why Red Rock and the East-of-Austin Corridor

Bastrop County added 22 percent more residents since 2020. Here is what land costs, how far Red Rock is from Austin, and what to check before you buy.

Land for sale in Bastrop, TX sits in one of the fastest-growing counties in Texas: the U.S. Census Bureau's Vintage 2025 estimates put Bastrop County at 118,908 residents, up 22.3 percent since April 2020. Rural acreage in the surrounding Austin-Waco-Hill Country region averaged a record $8,040 per acre in the second quarter of 2026, per the Texas Real Estate Research Center.

The sections below cover why the county is growing, what land costs, how far Red Rock is from Austin, and what to check before you buy. La Tierra Realty is an Austin-based land company that sells surveyed, unrestricted 1 to 25 acre tracts in Central and North Texas with owner financing through Stonebridge Purchasing (NMLS #2349261).

Why Is Bastrop County Growing So Fast?

Bastrop County is growing because it sits 30 miles east of Austin on State Highway 71 and has become the home of SpaceX's Starlink factory, The Boring Company, and the headquarters of X. The Census Bureau counted 2,970 new residents between July 2024 and July 2025 alone, a 2.6 percent gain in one year.

The employer list is unusual for a county of 888 square miles. According to a ConstructConnect report from May 2026, the Starlink factory near Bastrop covers 1.1 million square feet, employs at least 1,000 full-time workers, and has a proposed 500,000 square foot addition that would add more than 400 jobs. The same report puts The Boring Company on 73 acres with about 200 employees, and notes that X moved its headquarters to Bastrop County in September 2024.

Bastrop County Commissioner David Glass summed up the effect of those companies in the ConstructConnect report: “He really put us on the map, as far as industry goes.” Tesla's Gigafactory in neighboring Travis County, 30 miles away, adds a workforce that the ConstructConnect report sizes at 10,000 to 20,000 people.

Housing has followed the jobs. The Census Bureau's 2020 to 2024 American Community Survey puts the county's median household income at $86,226 and the median owner-occupied home value at $314,800. USAFacts, using Census Population Estimates Program data updated in July 2026, calculates that the county's population rose 48.4 percent between 2015 and 2025.

How Much Is Land for Sale in Bastrop County?

Land in Bastrop County costs more than the regional rural average because it is close to Austin. The Texas Real Estate Research Center's Q2 2026 report puts the Austin-Waco-Hill Country region at $8,040 per acre for tracts of about 199 acres, while Land.com's September 2026 market summary shows a median asking price of $29,013 per acre across 455 Bastrop County listings.

The gap between those two numbers is the small-tract premium. Small parcels near a metro sell for far more per acre than ranches, and Bastrop County is one of the closest rural counties to downtown Austin. The table below lines up the published figures.

Market segmentPrice per acreSource (date)
Texas statewide rural land$5,218TRERC, Q2 2026
Austin-Waco-Hill Country region (typical tract 199 acres)$8,040 (+8.63% YoY, record)TRERC, Q2 2026

Bastrop County listings over 10 acres (median asking)$29,013Land.com, September 2026

Two more data points frame the county market. Land.com's September 2026 summary lists a median lot size of 24.9 acres and a median of 119 days on market for Bastrop County listings, so buyers have time to compare tracts. The Texas Real Estate Research Center's Q2 2026 report describes the statewide picture this way: “The market standoff between buyers and sellers remains a defining characteristic of the current landscape.”

Where Is Red Rock, and How Far Is It From Austin?

Red Rock is an unincorporated community in southwestern Bastrop County on FM 20, between the city of Bastrop and Lockhart. Red Rock sits about 36 miles from downtown Austin by road, according to DriveDistance.com route data from September 2026, which works out to roughly 45 minutes of driving on FM 20 and State Highway 71.

The location matters for commuters because the route passes the Starlink and Boring Company sites on the east side of the county and Austin-Bergstrom International Airport on the way into the city. Drive times from the county seat are shorter: Rome2Rio route data from September 2026 puts Bastrop to Austin at 29.7 miles and about 37 minutes.

Two landmarks anchor the north side of the county. Camp Swift, a Texas Army National Guard training site of about 11,500 acres, sits 7 miles north of Bastrop and 28 miles east of Austin, per the Handbook of Texas (revised April 2024). Bastrop State Park and the Lost Pines, which Texas Parks and Wildlife describes as “over 75,000 acres of loblolly pines,” lie east of the city. Red Rock is south of both, in open post-oak and pasture country rather than pine forest, which lowers wildfire exposure.

Can You Get an Ag Exemption on 11 Acres in Bastrop County?

An ag exemption on 11 acres in Bastrop County is possible through beekeeping but hard through livestock. The Bastrop Central Appraisal District's 2026 agricultural manual sets a 5 animal unit minimum, which requires about 15 acres of improved pasture, while beekeeping qualifies on 5 to 20 acres with at least 6 hives.

The Bastrop CAD manual lists the stocking standards it applies: “1 animal unit per 3 to 6 acres” on improved pasture and “1 animal unit per 5 to 15 acres” on native pasture. On beekeeping, the manual states: “The State of Texas has set a minimum of Five (5) acres and a maximum of Twenty (20) acres to qualify beekeeping as an agricultural use.” Orchards need 5 irrigated acres or 10 dryland acres.

Timing matters as much as acreage. The Texas Tax Code requires that land be devoted principally to agricultural use for five of the preceding seven years, and the Bastrop CAD's deadline to file a 1-d-1 open-space application was April 30, 2026, per its website. A new owner of raw land therefore plans on several years of documented use before the lower valuation applies. La Tierra's ag exemption guide for Texas land walks through the application.

What Should You Check Before Buying Land Near Bastrop?

Before buying land near Bastrop, check five things: floodplain status, road access, utilities, deed restrictions, and the survey. Bastrop County has Colorado River bottomland and creek floodplains, and the county's east side carries wildfire history, so the map work takes about an hour and can save tens of thousands of dollars.

  1. Pull the FEMA flood map. The FEMA Flood Map Service Center shows whether any part of the tract is in Zone A or AE. Check every lot, even ones away from the Colorado River.
  2. Confirm legal access. Ask for the recorded plat showing county road or private road frontage and any easement width.
  3. Get the utility letter. Bluebonnet Electric Cooperative serves most of rural Bastrop County. Its 2026 line-extension policy charges the buyer for construction costs above the allowance, so ask where the nearest meter is.
  4. Read Schedule B of the title commitment. Any deed restriction, mineral reservation, or pipeline easement appears there.
  5. Walk the survey. La Tierra tracts come with a survey; check the pins against the plat before closing.

Frequently Asked Questions

Is Bastrop County a good place to buy land for a future home?

Bastrop County works well for buyers who want acreage within 45 minutes of Austin without city zoning. Unincorporated land has no county building code beyond septic, floodplain, and electrical rules, so barndominiums, manufactured homes, and site-built houses are all common. Confirm road access, floodplain status, and any deed restrictions on the specific tract before you sign.

How far is Red Rock, TX from Austin-Bergstrom airport?

Red Rock sits about 36 miles from downtown Austin by road, according to DriveDistance.com route data from September 2026, and the airport is on the Austin side of that trip along State Highway 71. Most drivers reach the airport area in about 35 minutes and downtown in about 45, depending on traffic on SH 71 and FM 20.

Does land in Bastrop County have water and electric service?

Most rural tracts in Bastrop County are served by Bluebonnet Electric Cooperative, and water comes from either a community water supply corporation or a private well. Ask for the utility letter and the nearest meter location on any tract, because line-extension costs are paid by the buyer when the meter is far from the road.

Can I put a manufactured home on land near Bastrop?

Yes, on unrestricted tracts outside city limits. Bastrop County does not zone unincorporated land, so a manufactured home on a permanent foundation is allowed where no deed restriction prohibits it. You will need a county on-site sewage permit, a Texas Statement of Ownership from TDHCA, and an electric meter inspection before move-in.

What is the Lost Pines area in Bastrop County?

The Lost Pines is a stand of loblolly pines separated from the East Texas piney woods by about 100 miles. Texas Parks and Wildlife counts more than 75,000 acres of these pines across five counties, with Bastrop State Park at the center. Tracts in and near the pines carry wildfire risk; the 2011 Bastrop County Complex Fire damaged 96 percent of the state park.
